Requirements for getting a mortgage in Spain

These are the standard requirements for a mortgage in Spain:

  • The property has to be located on the mainland of Spain or on one of the Spanish islands (Ibiza, Mallorca, Menorca, Canary Islands)
  • You need to have proof of income
  • You need to have savings to be able to cover the balance and fees
  • You need to provide us with all the required documents and to fill out our online enquiry form

The moment we have received your deposit, we open a bank account on your behalf. You will deposit an amount determined by the bank into this account. On receipt of this amount, we will instruct the valuation of the property. Valuation and production of the valuation report will approximately take 1 week.

After your mortgage application has been accepted, we will send you the bank’s official offer and we arrange an appointment for you with the bank and the notary. Please note that Spanish banks make a building insurance on the property compulsory. We are happy to arrange this for you.

The Euribor is the Base Rate for most Spanish Lenders. Most banks in Spain offer variable rate mortgages using the base plus the bank variable, fixed rates are available but uncommon.
